I think in order to entice folks you need to give them something special and I sure you know of Village Homes in Davis California. Those homes are awesome, the neighborhood is amazing, and their value keeps climbing even now....
A cob, adobe, or strawbale housing division now that would be something...

Like many at the time, I used the rationale that if someone wanted to walk - they would walk versus planning an environment conducive to walking. There were many lessons learned for me on this project. Sorry to hear about the loss but know when it's time to go - it's time to go.

There is definitely a market for this type development especially in smaller locales where urban infill development isn't widely adopted. I suspect that as more intown development comes online, we'll see a migration back to the city in many of these smaller areas.

The first home I bought was in a similar community, and at a similar time to when you were planning this one. Needless to say, after just a few months I realized buying there was the biggest mistake of my life. Although it was relatively close to both my job and my wife's job both in the northern suburbs of Cincinnati, there was no where that I could walk to. My neighbors were all clones of each other. And I had to drive a half hour to get to all of my cultural and entertainment options.

I lasted a year and a half in this neighborhood before I finally bit the bullet and sold it. The odd thing is, people were still building there in early 2009 and it was still a hot burb. (West Chester, OH) I sold my house at a $4K loss in April 2009 with it having been on the market for a grand total of 4 days. So I think there still is a market for finishing out the subdivisions that were started already before the downturn--but starting one from scratch with the inventory of available lots right now, may be a bit sketchy.

I've never been to HB, but if the communities are developed like this, you're right, they are not walkable at all.
